Fantastic stay at a nice hotel in an amazing position to see more around the area. Delicious and amazing breakfast option with soft eggs and tomatoes, along with continental food available.

Staff were very helpful and room was quite comfortable.
Had to lugg suitcases up 3 flights of stairs and my husband injured his back very badly which affected the rest of our holiday.

Our room was directly underneath the dining room which had a wooden floor so when the first person went in for breakfast that was it for us. Really noisey. Doorbell went throughout the night. TV didn't work. No shower gel, cups in bathroom. There was tea and coffee making facilities and although we didn't expect biscuits we got muesli instead??

The location was absolutely perfect, around 4-6 minutes' walk from Fountain Park. The facilities were overall nice and the breakfast was delicious and marvellous with continental food available and beans.

The value for money at Regency Guest House was great, with a pleasant surprise of having an en-suite room. The location was convenient, with easy access to the city center and helpful staff who went above and beyond to assist.
The breakfast could have been improved with a better variety of items.

The location of the guest house is excellant. Very convenient to go into the city centre by public transport and most of all the bus stop is very near to the guest house. It is convenient to park the car outside the guest house and stroll into town without any worries of car safety. The staff were very friendly and offered valuable advice about the transportation. They provided a fairly good breakfast, but, the choice was limited.
The room itself requires a good attention. We were on the ground floor due to my medical reasons, however, the bathroom was too small with a tiny wash basin and in addition, a pipe was leaking which wet the floor. The shower cubicle is also too small and is only suitable for a child. They should also provide a proper table and chairs in the room and proper notices about what is available from the management, ie ironing board, hair dryer, fan etc. It was warm and no fan was provided. Finally, I think they should consider re-decorating room 9 and enlarge the bathroom.

I did not enjoy anything about this place - it was dingy, grubby, cold and the service was terrible. The breakfast was cold and the staff did not know how to cook porridge - despite this being a Scottish bed and breakfast!! I would not recommend this place to anyone. It was a disgrace and the description on the web site is very misleading. Any establishment that asks for the full amount to be paid up front before you see the room must be suspect. I can only conclude that people have refused to pay in the past and no wonder.

En-suite room was a delightful surprise, clean and warm with complimentary tea/coffee and toiletries. Comfy bed, lovely staff. Bus stop right outside for quick, cheap access to city centre. Free wi-fi, flat-screen TV, and delicious breakfast options.

Particularly good location, and meals were fresh!!!
The rooms were spotless and compact, had smoke detectors for safety. There were facilities such as coffee, a TV set, and a hair dryer.

Lovely comfy room, great choice of tea and coffee. Hair dryer and even straighteners provided. Bus stops right outside. Helpful and polite staff. Excellent value for money. Plentiful breakfast options. Clean and welcoming room. Convenient bus route.

Our room was situated under the dining room which was somewhat unpleasant as we we woken up by the sound of chairs being dragged around.
